
Architects in Spain - When You Need One, What They Cost and How to Find Them
When do you legally need an architect in Spain?
In Spain, an architect is not optional for certain types of building work, they are a legal requirement. The Ley de Ordenacion de la Edificacion (LOE) specifies which projects require the involvement of a registered architect and which require the involvement of an arquitecto tecnico or aparejador, a technical architect responsible for site supervision. Understanding the distinction and knowing when each is required saves time and avoids starting a project that cannot legally proceed without the correct professional involvement.
When a registered architect is legally required
- New construction of any building
- Major extensions to existing buildings
- Changes of use that require a building permit
- Structural rehabilitation - restoration of a building in poor structural condition
- Any project requiring a licencia de obras mayor where the ayuntamiento requires a full proyecto de obras
The architect produces the proyecto de obras, the full architectural project including drawings, structural calculations, materials specification, and compliance documentation, that the ayuntamiento requires before granting a major works permit. Without a registered architect's project, the permit application cannot proceed.
When an arquitecto tecnico or aparejador is required
For projects that require a licencia de obras mayor, an arquitecto tecnico or aparejador is typically required alongside the architect to provide site supervision. The aparejador is responsible for overseeing the build on site to ensure it conforms to the approved project, certifying that the completed work meets the specifications, and issuing the certificado final de obra that confirms the building work has been carried out as permitted.
What architects charge in Spain
- Architect's fee for design and project management: typically four to eight percent of the total declared build cost
- Aparejador or arquitecto tecnico fee: typically two to four percent of the total declared build cost
- Fixed fee for smaller projects - permit drawings for minor works: 500 to 2,000 euros depending on project scope
- Feasibility study or initial consultation: 200 to 800 euros
What to look for in an architect for a Costa del Sol project
- Registration with the Colegio Oficial de Arquitectos de Malaga, all practising architects in Spain must be members of the relevant regional college
- Experience with the local planning system, planning authorities on the Costa del Sol have their own requirements and an architect experienced in the specific municipality will navigate the permit process more efficiently
- Experience with expat clients, an architect accustomed to working with British and other international clients will communicate more effectively throughout the project
- A portfolio of comparable projects, ask to see completed projects similar in type and scale to yours
- Professional indemnity insurance in addition to general liability insurance
