Heating and Air Conditioning in Spain - Split Systems, Ducted and What to Pay

Air conditioning on the Costa del Sol - essential, not optional

Anyone who has spent a July or August on the Costa del Sol without air conditioning understands quickly why it is not a luxury. Interior temperatures in unventilated Spanish properties regularly exceed 35 degrees Celsius during summer. Sleep becomes difficult, daily life becomes uncomfortable, and older or vulnerable people face genuine health risks during peak heat periods.

Air conditioning is also the primary source of heating for the majority of Costa del Sol apartments during the milder Andalusian winter, the same system that cools in summer reverses to heat in winter via the heat pump cycle. Understanding what systems are available, what they cost, and what to look for in an installer is worth doing before the summer queue for installers builds up.

Types of air conditioning system available in Spain

  • Single split system - one external compressor unit connected to one internal wall-mounted unit. The most common installation for individual rooms. Quiet, efficient, and straightforward to install. The right choice for most apartments and for adding cooling to individual rooms in a villa.
  • Multi-split system - one external compressor connected to multiple internal units. Allows different rooms to be controlled independently from a single external unit. More expensive than multiple single splits but avoids the visual clutter of multiple external units on a facade.
  • Ducted system - a single central unit connected to a duct network distributing conditioned air through ceiling outlets throughout the property. Completely hidden, highly controllable, and the premium choice for larger properties. Significantly more expensive to install and requires adequate ceiling void for ductwork.
  • Cassette unit - ceiling-mounted internal unit, typically used in open-plan spaces where a wall-mounted unit would be impractical. Common in commercial premises but also used in larger residential spaces.

Air conditioning installation costs in Spain

  • Single split unit, supply and installation: 800 to 1,800 euros depending on capacity and brand
  • Multi-split system, one external and two internal units: 2,500 to 5,000 euros
  • Multi-split system, one external and three to four internal units: 4,000 to 8,000 euros
  • Ducted system, three-bedroom property: 8,000 to 18,000 euros depending on specification
  • Annual service and gas top-up per unit: 80 to 150 euros
  • Replacement of existing unit, same position: 600 to 1,400 euros including installation

Which brands are worth specifying in Spain

Spanish brands such as Daikin, Mitsubishi Electric, Fujitsu, and Panasonic are widely available across the Costa del Sol and have established service networks. Cheaper unbranded units or obscure brands are available at lower prices but spare parts and qualified service engineers are harder to source - a false economy on something you will rely on through an Andalusian summer.

Community of owners rules for air conditioning

Installing an external air conditioning unit on an exterior wall or communal area of a community property typically requires approval from the comunidad de propietarios before installation. Even if every other property in the building has a unit, yours still requires the same approval process. Check with your community president or administrador de fincas before booking an installation.

What to check before hiring an air conditioning installer in Spain

  • Confirm the installer is a registered Instalador Electrico Autorizado - air conditioning installation involves electrical work and requires the same registration as any other electrical trade
  • Ask for references from comparable installations in the local area
  • Confirm the quote includes commissioning, refrigerant charge, and testing - not just the physical installation
  • Ask whether the installer is an authorised service partner for the brand being installed - some manufacturer guarantees require servicing by an accredited engineer
  • Confirm a Certificado de Instalacion Electrica will be provided on completion
